Where the numbers on our site come from

We hold our marketing claims to the same standard we hold our reporting to owners: every statistic on this site should be traceable to a source. Below is the methodology and reporting period behind each figure we publish. Where we compare ourselves to the broader Houston market, both numbers come from the same dataset so the comparison is like-for-like. Figures drawn from the Houston Association of REALTORS® (HAR) MLS are updated annually.

HP2 leasing figures reflect our brokerage's own rental listings (HAR MLS office ID HPRP01). Houston market figures reflect all residential lease listings in the same MLS. Small-sample years and partial years are excluded from headline figures.

Full-year 2025: HP2 median 15 days / average 24 days from list to lease; Houston market median 29 days / average 42 days. Measured from list date to lease-execution date. Individual results vary by property, price, condition, and market conditions. Updated annually.

  6. Professional listing photography

    VHT Studios’ analysis of Chicago-area homes sold in 2013 found professionally photographed listings sold 32% faster (89 vs. 123 days on market). A 2013 Redfin study of homes priced $200K–$1M across 22 markets found professionally (DSLR) photographed homes sold for $3,400–$11,200 more relative to list price. Third-party industry studies; results vary by market and property.

  7. Tenant screening effectiveness

    TransUnion SmartMove reports its ResidentScore predicts evictions 15% more often than a typical credit score in the highest-risk score range, and cites an average eviction cost to landlords of roughly $3,500. Third-party data; not HP2-specific.

  8. Rental retention benchmark
